A two-bedroom apartment in Calgary is asking roughly $1,847 per month as of July 2026, according to the Rentals.ca August 2026 National Rent Report. That is about 4.5% less than a year ago — the largest annual decline among Canada's six biggest rental markets.

If you looked at Calgary rents in 2023 and gave up, this is a different market.

Zumper, which tracks live listings, is close on the same dates: a median of $1,575 for a one-bedroom and $1,890 for a two-bedroom as of early September 2026, with one- and two-bedroom medians down about 10% year over year.

The two sources do not match exactly, and they should not. They sample different listing pools on different dates. Treat either as a benchmark, not a quote.

Why is Calgary rent falling?

CMHC's 2026 Mid-Year Rental Market Update points at supply. Calgary's apartment vacancy rate reached 5.0% in 2025, up from 4.6% the year before, and CMHC names "increased competition from new supply" as the main reason asking rents have eased. Its two-bedroom rent index for Calgary fell from 100.0 in Q1 2024 to 92.3 in Q4 2025.

Demand slowed at the same time. The City of Calgary's housing research estimates the city will add about 34,000 residents in 2026 — down from roughly 53,000 in 2024–25 and 88,000 the year before that.

What renters should watch for

Two cautions, though.

Asking rent is not what everyone pays. The Alberta Regional Dashboard, drawing on CMHC survey data, puts the average rent of occupied Calgary two-bedrooms at $1,896 for 2025 — and that figure went up 1.4%. Occupied rents include long-tenured tenants and lag the market badly. The falling number is the one you face as a mover; the rising one is the existing stock catching up. Cheap listings are where scams live. In a market where real deals exist, a listing priced well under $1,500 for a two-bedroom is not automatically fake — which is exactly what makes this market easier to get burned in. Never send a deposit before seeing the unit.

The core is not cheaper than the suburbs in Calgary. It is falling faster.
